The Challenge

ThorntonFM was appointed by a block management company to assess the condition and compliance of fire doors across a residential development.

The client required a reliable contractor to identify defects, highlight potential fire safety risks and recommend appropriate remedial works. The survey needed to be completed efficiently while minimising disruption to residents and maintaining safe access throughout the building.

Our Solution

ThorntonFM's fire safety team carried out a comprehensive fire door survey across the communal areas and relevant residential access points.

Each fire door was inspected against key performance and condition criteria, with findings recorded to provide the client with a clear overview of the building’s fire door requirements.

The works included:

  • Inspection of fire doors and associated frames
  • Assessment of door closers, hinges and intumescent seals
  • Checks on gaps, damage, glazing and ironmongery
  • Review of signage and door identification
  • Identification of defective or non-compliant components
  • Detailed reporting of survey findings
  • Prioritisation of remedial works
  • Completion of required fire door repairs and adjustments
  • Final checks following remedial works

The Result

The project was successfully completed in August 2026, providing the block management company with a clear and structured assessment of the fire doors across the development.

The identified remedial works helped improve the condition, functionality and reliability of the fire doors, supporting the client’s ongoing fire safety management responsibilities.

The completed survey and remedial programme also provided the client with documented findings and a practical action plan for maintaining fire door compliance.
